An extraordinary house near the beach
Patio A House is a thoughtfully restored 1932 home that combines traditional architecture with contemporary living. As architects, we carefully preserved its original character while enhancing the space with natural light, comfort and refined materials.
The heart of the house is its leafy outdoor patio — a peaceful retreat where you can relax, enjoy a meal outdoors or simply unwind. A generous wall of windows connects the interior living space with the patio, creating a seamless indoor–outdoor flow and filling the home with Mediterranean light.
Situated in El Cabañal, one of Valencia’s most dynamic and authentic neighbourhoods, you will find yourself surrounded by cafés, restaurants and the local market. The beach and marina are just 5 minutes away on foot, while the historic centre is only 15 minutes away. The metro station, located 400 metres from the house, provides easy access to the city centre and the airport.
As you enter the house, you’ll find the open living and dining area alongside a fully equipped kitchen, all overlooking the patio.
A small entrance hall leads to the sleeping area. One of the bedrooms includes an en-suite bathroom, while a second full bathroom is accessed from the hallway. There is also an additional bedroom fitted with two bunk beds and a desk, making it perfect for children, teenagers, or remote working during your stay.
Patio A House offers the perfect balance between vibrant city life and quiet outdoor living.
Rafa is a excelente host. The department is excelente for the stay and the location.
A beautiful and cozy space. It has everything and really make you feel as home.

Some basic rules
1.Smoking is not allowed.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.Guest must endeavor not to affect the quiet life of other neighbors, with voices, music or noise. Any machinery or equipment, such as radio and/or television, cleaning equipment, etc, should be regulated in intensity, so that the noise does not go beyond the confines of the house in which they are being used. If that proves impossible, by their nature, then they must be used during hours other than those usually devoted to rest periods. Resting periods considered to be from 11pm to 9.00am and from 2pm to 4pm.
4. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order
6.Only use appliances for their intended uses
7.Pets are not allowed.
8.Swimmingpool: The guests are responsible for the stay in the pool. Children may only reside in the pool area with adult supervision.
9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
10.Insurance: The house is insured by the home owner.
11.Water: Water is scarce in the area, so please use it with care.
12.Air condition: Please turn off when leaving the villa, for economical and environmental reasons.

This apartment is so stylish. The architectural details are amazing! The interior is picked very carefully with nice materials.
It has everything that a fancy stay at this lovely area needs.
If you are sensetive to a lively neighbourhood, you may pick a other apartment of Rafa. The Cabanal is a very interesting area with great restaurants. We liked the distance to the beach and the also interesting harbor, where a lot is happening these days.
We can highly recommend this place and maybe will return soon.
Rafa and his wife Marien are very nice hosts and very uncomplicated. If we had a question or needed something, we were helped within very short time.

We had a wonderful stay at Rafa’s apartment. The apartment is really beautiful and well decorated. Everything you need is present …. even more.
We also enjoyed the patio. Very handy to have soap, shampoo available.
The location is perfect; close to the beach and at bike distance from historic Valencia. We were also very positively surprised about the neighbourhood itself which has nice bars, restaurants and shops and beautiful houses, all in very relax atmosphere.
Rafa was very helpful, supporting and responsive!
Very nice place. We stayed for 9 days.
The place was super clean and modern and everything worked very well. The beds were great quality and there were amazing and soft couches. The kitchen has very good quality tools for cooking which made our stay much easier. We cooked a lot in that kitchen (although there is no oven).
There are a huge variety of restaurants within just a 3 minute walk from the place. We ate very well.
We also travelled with an 18 month old, and Rafa provided a high chair, baby bath, baby cot, and a variety of toys for the baby. It made our trip so much easier.
We even made a silly mistake one day and locked ourselves out of the apartment, and Rafa responded immediately and helped us in no time. He really is a great host.
The place is so central that it can be quite noisy. We had brought two white noise machines with us (one for the baby and one for us) and had no issues. Despite this one negative, the positives were so overwhelming that I wouldn’t hesitate to return. It’s a very well furnished and well thought out place to stay
